The pandemic has changed the property landscape in South Africa, with city dwellers moving to the suburbs, choosing more living space over cul-de-sac and sea views for Zoom meetings, says Yael Geffen, CEO of Lew Geffen Sotheby’s International Realty.
This semi-migration has led to many smaller towns in South Africa becoming prosperous due to economic growth, many of which are located near the ocean. “Semi-migration brings countless benefits to the local economy. Thanks to increased supply and demand, small businesses have the opportunity to serve the growing local community,” said the real estate agent.
Geffen said many small rural towns, particularly in South Africa’s Western Cape province, have seen an increase in permanent residents. Houses are cheap compared to the city, no traffic noise, we walk everywhere, less stress and almost no crime except for the occasional petty theft. It’s a simple, peaceful way of life.
“The Winelands has become increasingly popular in recent years, particularly among those seeking a more relaxed country lifestyle but still needing easy access to the central business district and the airport, as well as families attracted by a better selection of good schools , than many small towns,” says Geffen.
“The west coast of the Cape is also getting a lot of attention at the moment because villages like Langebaan and Iserfontein offer the ‘quintessential seaside lifestyle’ while still being a fairly short distance from Cape Town.”
Those who no longer need to work in the city and if you follow what tech giants like Twitter and Spotify are doing, the possibility of remote access has become permanent, are choosing a safer and more peaceful lifestyle in small towns and villages.
“It’s a wonderful peaceful and simple way of life, while still being able to stay connected to our work in the Big Smoke. It’s funny, but we talk to our friends and family more than we did when we lived around the corner from them, and when we do visit, we spend more quality time. People also like to come visit,” Geffen said.
